To educate myself about what I should be looking for I've been listening to the bigger pockets podcasts, specifically ones explaining how to get started in real estate, how to find and finance deals.I hear two things constantly that i'm not entirely sure how to approach,ONE - Get good at analyzing deals - I don't know how to do this and i'm not really sure how to learn it.TWO - Establish criteria for what you are looking for - I don't know what criteria I should use to narrow my search. how do you decide what to look for?

If finding the deal is the only hindrance, I'll happily search for it for as long as it takes. 2.

I would agree with Jessicas' assessment and advice of the differences between the two counties @Etahn Smith keep searching Bergen County there are good deals to be had there, as you do your research you may even stumble upon a few areas where deals exist that are currently flying under the radar ;-)

In fact I did a search through our records and I wasn't able to find any communication between you & us at all.Beyond that, are you actually qualified to determine what is good & bad construction pricing?

I discovered BiggerPockets when I started doing YouTube searches on the topic. 

I'd suggest a Google search - I don't know TX but have to imagine a market of that size has similar operations.

Other than having our numbers ready, the title searched, and a purchase contract on hand, what type of advice can you seasoned purchasers pass along to us? 

The webinars put out by Brandon Turner or podcasts show how to use all the calculator tools.
