I believe Home ready still offers 3% conventional loans but there are restrictions.  

She also mentioned that if I do the conversion I may be able to put the two small lots attached to the back of my duplex lot to use because I might be able to bypass some restrictions.

I know NC also has some restrictions when it comes to new mobile home parks but I don't know exactly what they are or if it would apply. 

There could be restrictions like a limitation to a second residence, whereby you might not be able to get loans for multiple properties.

The showing restrictions for our industry were such that a property with a tenant in place could not be shown (even with permission).
