Reserve funds usually aren’t a problem assuming you are saving for retirement at a job as I’ve always been allowed to use 401k/Roth’s as reserve funds. 20 loans ar available if you get 10 and your spouse gets 10 each individually. 

My lender has incentive to sell me a product, so I can't always assume the idea is prudent simply because he likes it.

Several hard money lenders provide individuals an opportunity to invest in their portfolio of funded homes in various ways.

What are other alternatives to find motivated sellers?

Only place I know of would be to go to the individual sponsor websites and pull returns.
