The option to rent to a premier equestrian or polo player at a premium price for the winter equestrian season presents itself.

That adds value to the land so it becomes shovel-ready project for the developer and he should be ready to pay premium price.

I've even offered to pay a premium for faster turnaround, but no takers so far.

Wood filler/new boards for any bad spots pre sand (so you can level them when you sand) then 2 coats of poly (poly will color the floor) or stain it all first fir a particular look,( stain wood filler spots) then poly to lock it in.

I DO NOT recommend jacking up the price and trolling for suckers for a premium lease option.
