Since I'm in the DC Metro area, and everything seems massively over-priced or at least cost prohibitive I'm looking at other markets for some distance investing - primarily Tampa, Atlanta and possibly Phoenix and Denver.

Leads and deals are two very different things and in this market no matter what channel you choose you will get a lot of retail leads so you need to have a plan and systems in place to monotone those leads.All that being said I work with some of the top wholesalers and flippers in the country doing 300-500 deals year in and out and are netting over $1million a year in profit.
