Training was the most important thing for me so I did my research on who offered the best and started from there.

I think more important to a city is where they place the stadiums.. look what pac Bell park did to south of market in SF... well and along with google uber and few other little companies.. :)but those in town baseball stadiums for sure create dollars for local economy on game day. 

Most importantly, when you are creating a business plan you need to do some serious introspection and get to know what your weaknesses and strengths are, before you make any hardcore decisions.You have a great start, good luck in moving forward!

@Guevara Mike,meh, if you only have one unit it is important to keep it rented to a good tenant.

I did my first few deals in my own name without an LLC; most people do.Most important:  1) Only partner up if you're sure you're compatible to handle it when things go wrong, 2) Keep it simple the first time, 3) Buy the house right, even if that means 25 rejected offers before you find one (hard to make up for paying too much).Good Luck!

I think it is most important you lower debt.

Next and perhaps more importantly, when a buyer is not represented I have no idea if they are qualified and very often they are not.
