My concern is that more cities will start to implement STR restrictions/fees.What do you all do? 

I am working with a Real Estate Agent and she will be holding open houses, but are there any tips/tricks that I could implement now to try and spark interest?

I think if implemented correctly, co-living will allow the residents to live conveniently in a community setting at an affordable price.

When implementing an annual increase program, I would use the Cost Of Living Index and make sure the tenants were inform that was the reason for  the change. 

If implemented correctly, this can get you what you are trying to achieve. 

@James Masotti I remembered a while back you made the suggestion that the east side of Wilmington could see a turnaround if the new Police Chief (correct me if I'm wrong here) could implement a plan to correct the issues going on over on the east side of Wilmington.

The plan is to wait out until August when their lease end, and either negotiate with them a higher lease or find a new tenant to replace them, we want to implement the house in the Section 8 program.

Have you seen mutual whole policies implementing this strategy do better or worst than the EIUL policies?
