I was skeptical of both using conventional mortgage and MLS-listed homes in such a hot market, but the return is great and with much less effort than trying to find off-market deals and go with hard money lending.

That takes time and effort, but if you find the right deal, you will find an investor.Your weapon of choice for that is BP.

Doing good business is not always about making money, sometimes it is a much larger effort that involves moral, ethical and a win - win approach.

Colleen:Despite our efforts to educate tenants at move-in, they do occasionally call one of our trades when something is not an emergency, but after they've paid the bill a couple of times, they learn to be more discerning.    

Can you begin to see how with a little information, effort and belief you can actually own something and pay less than what you are currently paying in rent?
