@Chris H.It is common that when a year lease expires, it will default to a month-to-month rental agreement.  

Should I keep mailing out yellow letters to the same list until I finally get a motivated seller to call or should I try targeting expired mls or some other type of list as I've been hand writing these letters and want to make my time spent most effective.
