Seems about 5% of people (contractors, residents, employees) are liars and cheaters. 

For employees of Facebook, the FBI, Redstone and Toyota, Toney is very convenient.

I don't know much about that market, other than it's very remote and you would probably be limiting yourself to military/gov employees because Guam is economically dependent on its military bases.

I would take it to the PO, get it stamped and take a photo of you handing it off to the postal employee and get a receipt, as a record.

Quality skiing 30-60 minutes away. 15 minutes from excellent hiking and biking trails, golfing, etc..4. 30 minutes from Newbury beach and 15 minutes from Canobie Lake ParkIt's tough for me to gauge the attractiveness of vacationing here since I've lived in TX for over a decade.

CA as you know is very tough on landlords overall. 

Ultimately, we are full time W2 employees and I operate a high functioning sales team. 

If you do not know how to do any of this, you will have a tough go at it so i suggest learning or hooking up with someone familiar with this process.

Understandably it's a seller's market so I know it's tough as it is.
