Keep the place in great condition at all times and when a tenant has an issue, address it right away. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Sure, if you want your attorney to be your registered agent and his address is in the state in which your LLC was formed.
