These, of course, are huge obstacles for most newbies. 

For the beginner San Diego investor today I would recommend they start house hacking a detached duplex in an area they are willing to live for a while.  

Also, try homes with detached garages that can be rented separately as storage.

Typically, the communities consist of 1 story detached sfr and 1 story attached town houses and the community amenities may include club houses, golf courses, pools, gyms, tennis, ect.  

Right now my biggest obstacle is getting my out of state flip squared away but I feel pretty damn good that next year will be absolutely different and I will be a lot stronger to be able to accomplish my new goals.

I will definitely have to speak to a lawyer and a lender to see if I can overcome those obstacles.

@Eliza Puente When it comes to a real estate agent, your first obstacle is to prove to them that you're not wasting their time.  

Of course, since this will be our first hack at this, i'm sure we will run into many obstacles that will delay our deadlines.
