Many brokerages have some kind of monthly fee even if they are a “100% commission “ broker , then association dues too you are looking at a couple thousand a year on the low end .But commission from even one deal in Southern California is likely to pay for several years of fees.

@Patrick Philip I think what that company most likely does is subcontract to local managers so they hardly do anything and you pay double commission.

That's $24000, as opposed to $12000 at 3%, a significant difference in most people's mind.She has other offers coming from parties she also dual represents, so if I come in with my own agent my offer will mean her commission will be reduced to half.

I assumed he would take a commission but the first deals would be so small, I believe he is going to just wave them as a favor to me.Obviously a great deal from my standpoint but I feel uncomfortable with him doing all the work and not getting reimbursed for his time and effort - and he's essentially giving up a deal that he could take himself.
