I treat the edges with used car oil before installing.

Husband will probably take retirement from the oil industry soon, BP (the oil company, not Bigger Pockets) is cutting 15% of the workforce,  mostly senior folks.  

The same capital partner and I decided to purchase and get the next one started...like a well oiled machine.

I am not sure what is store economically in the near future as the city is heavily reliant on tourism and oil, but the people are resilient and as an investor I have different strategies for different market cycles so think the future is bright here.

And the Biden Administration is making policy changes which will make the price of oil/gas go up which will also make all things more expensive.

The other help we've had over the last decade was cheap oil and shale, which put a little life into our economy.But overall, if inflation worked the way you seem to think it does, we would have seen some explosive inflation these past few months. 

If you think we are prepared to go to war for Oil, wait and see what will happen to keep the reserve currency.  

I slapped some oil based KILZ primer on it and just got done throwing the 2nd coat of compound on it today.

That's like putting one of those oil change stickers in your car window.Also, i didn't even think about putting some of those basic details on tenant invoices, another AMAZING idea.Thank you!
