Not that I suspect you'd be audacious enough to lie about owning rentals in the area, but your post and lack of knowledge at least invites the question. 

I am not going to lie, I am new to RE but I am all in and ready to spend my time on this consistently.

If they lie, cannot provide documentation or are hard to get a hold of, I usually pass.You need to setup your own criteria and stick to it. 

I won't lie, price point was a large part of my deciding factor, and I didn't find many in the price point that I needed or liked until I came across Buildium...the interface closely aligns with AppFolio and the book keeping looks and acts just like Quick Books. 

Over the past year, my eyes have been opened to the world of real estate and how much potential lies in it (of course, if you stay dedicated to it). 

The numbers lie in the deal.

@Janine Covello Typically, when Sellers lie about some things, beware because you just know what else they haven't disclosed to you. 

Negatives; hes in breach of contract as my lease states no subletting, I have no idea if he has the proper insurance, he's outright lying to me, hes making more money on MY investment than I am (assumption).

Questions:Is it common with lenders to require PROOF that I'm NOT lying?
