Mid level finish with common lobby/lounge and bathrooms getting the most $ spent on finishes. 

The biggest issue is we had a bathroom and kitchen to do and we had to pull the toilet which was really going to be  inconvenient for her.

This should provide all the property information that you need, sq. ft. bedrooms, bathrooms, etc....

I'd guess, with the stair reconstruction, finishing it off, adding a bathroom, we could easily spend $20k.

Is this the only bathroom in the house?

I would probably stick them on the inside of bathroom stalls and places like that.

The second home is 3 bedroom,1.5 bathroom and 1,090sqf .it needs a new kitchen and bathroom renovation and carpet.

I'm doing some remodeling on the top floor (new floors, kitchen and bathrooms) because it hadn't been touched in almost 10 years and it'll help increase the rent.

Only problem is our bathroom water pressure is horrid.
