To answer your questions specifically.1) If you have property management in-house then you can definitely realize the synergistic effects of having multiple properties within close proximity with one another.If you're outsourcing to third party, well, you probably won't get too many benefits.There are definitely discounts to be had on buying materials in bulk (appliances, floors, paint, etc...) which you can more easily justify when you have a larger portfolilo.

We have a well performing building, solid tenants and continued opportunity for further rent repair and forced appreciation with further improvements to the building (exterior trim painting, new paint and updating flooring and appliances in units with long-term tenants).

We have a great appliance company and they get special rates direct from the MFG, so can't touch the pricing anywhere. 

Obviously you want to have an updated kitchen, bathrooms, stainless steel appliances etc.

What about the price of replacement appliances?

Remodeled it with new paint, floors, appliances, and furniture.

New appliances also added some privacy fence on the property.
