I wont go into detail on here but the company I was working with turned out to be very shady.I'm now setting my sights on my next property with the lessons I've learned from that deal.

Having your gf on/off this first property wont really matter much.Local community/savings banks always great for getting the single/ less than 4 family house loans.Zillow also has a page where you can check on the rates from many lenders.I wish you best of luck with the purchase.

I wont do a deal with 10k spread though, just so i have done one.

Kudos to you to be able to dive in headfirst and not suffer the common "Analysis Paralysis" syndrome!

Sometimes the pictures wont match on the inside or outside because they've done so much work.

Passive real estate investing will give you a higher total return then stocks (cashflow+appreciation+mortgage paydown) it probably wont give you over 8% cash flow with management and all the true expenses outside of higher risk/headache areas.I invest in both stocks and real estate.

Once you are licensed you are presumed to be a professional who knows every applicable law, which of course you wont know.

I have to try this out.The problem I seek to solve is to allow entrepreneurs who are suffering from high loan rates to save thousands with a new alternative financing solution. 

And if they settle with the person, the insurance company pays the settlement, not you.Finally, sometimes real estate investors can suffer from analysis paralysis.
