There is much to learn and even most of the veterans in investing....and whether you are a homeowner or a flipper or landlord....it's all investing...most of us learn something new every day.  

I went to court with extensive photographs of the damage but the judge was not interested in them once I presented him with an outgoing inspection report describing the damage and signed by the tenant.

If it's currently veteran, senior or homestead exempt, that will have an even bigger impact on your annual liability as an investment property with no exemptions.

I will often hire out the photo/video work on properties, because I myself am a photographer, and I know it takes all day to get the right shots, and then another day to edit them.

FHA, Conventional, or VA(if you are a veteran), typically have better rates and you can do as low as 3% or less down if you are a first time home buyer.

If you haven't already check with the VA, they have multiple programs that work to provide temporary & permanent housing for Veterans.

It was an extra shame for the one, as the head of household was a veteran with a clear learning disability caring for an elderly dependent father.

However, for VA you have to be a veteran and USDA is primarily in rural areas.Also, besides the down payment, you also need money for the closing costs.
