I guess it depends on your standards.

As you go up in price rents detach somewhat from the 1% standard, but you pick up a little extra principal pay down and perhaps also appreciation potential. 

In order to succeed however you will need to invest significant time to educate yourself and if you want to be the best you will need to hold yourself to a very high standard.

I doubt you are missing any mortgage interest deductions on a $400k primary with the high standard deductions. 

Under federal code, you have 15 years to sell it before you have to pay capital gains taxes (military gets 15 years instead of the standard 5) as long as you lived in it for two years (which you have) and then moved away due to receiving orders.

I will read those books for some additional knowledge, but I currently work in property manage as an assistant GM, I do have knowledge and background on how to operate a facility.
