As far as 5% for maintenance, that all depends on the complex, but it definately sounds low for this one.Here is my quick scan shot of this deal.The price per unit of over $20k per door for rents for 1 beds below $400 tells me it is a "D" class property and your price per door is too high, end of story. $12k per door, now you would have something to look at.Well fellas I’m old school.
