As far as comps since I don't have mls access I can only get a range from the popular sites, I did pull a list of recent sales from the tax site I'm still searching for buyers in that area I have found some but getting contact info has been challenging

You should start asking attorneys if they can pull off a double close.2) If you mean how long do you have to close the deal from the day you get the house under contract till it expires, you have 30 days, anything after that you will need an extension and that will cost money.
