It seems like such a powerful tool if you can get it done correctly with good contractors!

The property is a trailer in a trailer park and the park is currently not issuing new leases as it doesn't have power and water so I need in writing that the current owner will hold his lease until I can get my own. 

That only really works when you have a bigger property, more negotiating power, and some level of control of the lines in and out of the building.These things are fairly marginal, though.

However, I'm in the same boat as @John Warren - we just replace depending on what the appliance tech states, due to the variability of parts, labor, etc. 

I am in the same boat looking to purchase my first investment property for around 200k.

Class A or institutional- Business model- 300 units or more, usually Climate Controlled, multi story, on site manager, higher land cost, higher population center, great SEO power, well financed and managed, newer REITS/corporations.
