I don't mess with bugs, you can get into a messy "whose responsibility is it" ..even if clearly on the lease, but ya know what.. the tenants don't give a crap about the damage a bug will do, that's your problem.. so kick the problem in the butt ASAP.  

Unlike coming up with a legal strategy, the "strategy" for painting a house or installing cabinets or laying carpet or replacing a roof is pretty well-defined. 

If she wants carpets the family can buy area rugs. 

I find the best leads to follow up are ones where the house needs major work to be listed, not just paint and carpet but real work.

Unit has brand new Berber carpet from previous owner but am thinking of installing either hard wood, engineered wood or porcelain tile.Anyone have a good floor installer or contractor who could do the work? 

I have two question for those who's mailed to Tax delinquents as well as able to grab that specific list.I was able to retrieve the list a couple months ago from the county, and it was a total mess I guess they wanted to be really specific of what I wanted since they have millions of records.

The place needs carpet, paint, skylight leak fixed, wood floors refinished, and bunch of other minor stuff.

Maybe junker is a strong term, but needs some work like updating kitchen and bath, replacing carpet, paint, now possibly basement issues.

They may not have wanted to get too involved if the financing was not in place, along with the other training and financing items.It was not a clean offer per se but had some potentially messy details.That said, I like all the takeaways you have gained and those of the comments that follow. 

Account Closed roof will likely cost 8-10k to replace. paint and carpet = 5k . keep me posted.
