@Michael Ndjondo makadi I think I agree with @Dan Heuschele logic here, if you want to generate more capital to invest in higher value assets. 

I hear you about Appfolio--I have not signed up for the demo, I was turned off by their website that provides zero info (there is literally only one accessible page!)

Dear fellow REIs, I wish you had great Easter weekend.In 2018, my REI goal is fix & flip individual units in multi-family buildings and generate net profit over $100K to learn and test about this industry.

I’m interested in generating passive income through rental properties but also interested in flipping houses from an investment position (I’m not handy at all) - perhaps down the road.

Their website also has some good information about lease options in general if you want to learn more.Another thing you can do is just ask if a seller is willing to do a lease-option, especially if you see a house on the market that you like that has been sitting for a long time.

I have underwritten few deals for houses in that area which they all generate cash flow of over$200 a deal.

Is there an alternative, less expensive way to go about this--maybe a website with RE contract templates and the like?
