No carpet, no hardwood in rentals ever.A rental property should never be fitted out like a personal home, tenants never treat it as if it was there home and neither should a landlord.

@Joe I know we spoke already on this , but I wanted the post/answers to also be able to help someone else searching and learning from the threads.End goal is to make this my primary residence to then start building my investment properties. 

I currently have 3 hotels listed for sale in the Orlando tourist market that fit this exact criteria.

If I would like to make a way to park front of the front porch, do I need to contact the city for a permit to make a small one car fit drive way?  

I'm working hard towards that goal and I was really curious on how it felt to achieve success after all the work put in!

I am asking because I'm keeping in mind a 70% ARV goal.

My current goal is to sell my condo in Feb 2017, and either buy a multi family here in Washington state or move back east to be closer to family, but not to close, and buy a multi family there. 

Have goals that state what you want and read them daily.  

My main goal is to become a buy & hold investor, to start accumulating properties slowly and surely (in a pace of 1-2 doors every 1-2 years) until I have enough passive income to live my life by my own standards.
