I have also done some other research and have read about Fannie Mae home-style loan which basically encompasses what I have been saying and combines the cost of a "fix-er-upper" and the cost of said repairs, and wondered if this is common.

Hi Virginia,I think the common thing to do is that when you analyze the property, just look at the unit you'll be living in as if you were renting that unit as well.If you have a good deal based on all the units being rented, then you can consider it still a good deal if you end up living in one of the units.

Based on what you said, I wouldn't do this for the first deal because unlike all those gurus say it DOES take money and a LOT of time to get it right.I'm sure there are other ways to find deals but as you can see non are "the answer" but there is a common theme there: you have to network with other peers in the industry.
