The biggest obstacle is why would someone in a different region of the country work for you and find properties for your business when they could do it working for themselves? 

Finding the money to take advantage of an investment opportunity doesn't have to be an obstacle if you know where to look.

It has a detached garage that's insulated, sheet rocked, concrete slab and additional 900 sf, which should also help!

While I have no doubt that cash-buyers receive a discount to some degree (in fact- I witness it everyday and regularly represent clients who are beneficiaries of this) I think that the extent to which it's reflected by this study is a bit overstated due to a hidden variable:A lot of cash purchases are made for value-add deals, or other cases where the property might face obstacles to financing.
