I found the process to be easier this time than the first time, but there were still complications along the way - definitely NOT perfect.

But as far as valuing the entire building to determine a purchase price, you should be getting a price based on NOI, so definitely at a discount for the empty tenant.Again, for your sake, you have to ask why it’s been vacant?

Definitely talk to some of us "locals" though about the area the house is in and the returns you *should* be getting. 2% and 3% rule deals are possible in Little Rock, so don't settle for 1% if you're in a neighborhood where you should be getting 2%. 

Definitely get title insurance if you don't have it already.

Definitely leaning towards getting my license.

It's definitely a hassle in my mind, but I've had plenty of friends who didn't let it bother them at all.

Definitely BCC.....your buyers list is your key to success, protect it.
