I received December's rent yesterday.I don't know if they will crash and burn before the end of their lease, but they seem to be trying to do the right thing (unless they moved a new roommate in there without my approval--although I haven't seen any new vehicles parked there).

That would indicate to me that investing is a low priority since your income level is not very high indicating you should be able to be mobile employment wise.

Kel S Rental has jet bathtub...what kind maintenance/issues? Will we have to fix for tenants if breaks?

Well, I think the most practical way to handle this from your perspective is to put a clause in your rental agreement that the tenant is responsible for any maintenance of the jet-tub.Obviously, it may turn one or two potential renters off, but you will find someone that LOVES this feature and will agree to your terms.All that being said, I know a lot of people with these tubs and they all seem to be fairly maintenance free - if anything, the motor will eventually burn out and have to be replaced, but I wouldn't worry too much about that.

There are so many other options.1. follow successful people, and copy them.2. thousands of books to select from3. re clubs etc4. free advice on hundreds of websites-some good and some not I went to a meeting tonite that a very knowldegeable mobile home guy wanted to sell 2 different 3 day seminars for 5K each!
