First thing I will do is make sure a dumpster is there day one and also make sure we have any permits ready to submit once it is officially ours but is there anything else we can really do to get a jumpstart and stay ahead of schedule?

Regardless I would push for getting back your earnest money deposit, any inspection fees, and appraisal costs if you made it to that point.You have some leverage because they cannot technically go under contract with another buyer until your contract is officially terminated.

Since then things have not gone as smoothly as I'd like so I wanted to reach out to other investors to see if its something I'm doing, the area, my PM, etc...I closed on the property in mid-Sept, it needed very little to get it ready for the market, it was officially on the market in early Oct.
