Consistency is the key.

I want to scale significantly in the rental aspect of real estate to create more passive income How did you find this deal and how did you negotiate it?

Just be consistent and get help from the experts in the industry. 

Sometimes larger companies will have each manager manage maybe 50-150 or so units him/herself and be responsible for most all aspects of management. 

The real question is the business aspect of self-storage.

If unemployment goes to 20%, as some are predicting, and you consistently have 1-2 units vacant, what does your cash flow look like? 

The lease itself is a 1 year term, so we don’t have to sign a new lease each month. currently the tenant is consistently late on rent, they do end up paying but not able to cover the late fee.

Never play favorites with tenants and keep rules consistent to protect you in the long run but also have a heart and compassion when needed. 

I'm new to this real estate thing and I'm currently looking to acquire my first property in the near future, assuming life resumes back to normal at some point this year, and one of the most frightening aspect of real estate investing, at least to me, is construction!

If you ever decide to look into syndication again, look for folks with a track record who have delivered quarterly returns on a consistent basis through several deals.
