Purchased with plan to live in permanently, put it as a STVR while traveling in our RV during the pandemic, and it did so well as a STVR that we decided to keep it as a rental and buy another cabin in Yosemite as our primary residence.

Keep in mind there is a seasonality factor to this market.

Not to mention the 1600 new apartments that are being built or are in pre construction, can only assume this will keep and/or push down rental prices in the MF market.

However, my strategy and company direction has changed much since then and prefer to keep the borrower in the property (think keeping a renter in a property to cover costs).  

However, keep in mind that Portland’s market can be more challenging to navigate due to higher property prices and stricter regulations.As you’re building your team, especially in regards to contractors and hard money lenders, it's crucial to vet the contacts you get from wholesalers or other sources thoroughly.

They keep the unit in okay condition. 

The best option I see for you, if you can't get the line of credit, is to partner with one of us local rehabbers that have experience to make sure that $70k is legit and keep the project moving on time and on budget.
