I think the three best tips I can give on this topic are the following:Given the uncertainty surrounding the future regulatory decisions to be made regarding short term rentals; I STRONGLY suggest you make sure that the property would perform well enough as a long term rental for you to be able to survive a ban/moratorium on VR's.

The key is to find a group that has been around long enough to have survived market cycles and has a proven track record and can show you a side by side comparison of their forecasts and actual performance.

This will give me piece of mind that when I die, my wife and kids can survive without my income.For now, our kids are young and our home fits their needs very well.

It is a brilliant fail safe  to still survive even when the strategies you are using are not reliable.My suggestion is, keep doing what you are doing, but WHILE you do all that, invest in SEO and an actual system that reliably gets you leads no matter what.
