Here's the tip:- Have a conference call with qualified investors to talk about your deal and...record it! 

Well, I clicked thinking that I'd comment, but you shot me down, seeing as I am not a "new-ish" investor, and a guru to boot...hahaha

I just turned 30, it's a New Year, and I FINALLY moved Biggerpockets.com all the way to the left on my bookmarks bar, so it will be the very first thing I click on, even before I check my email.

DON'T click on the investor ADs - that costs them money and no one wants wholesaler leads coming through their paid advertising targeted at motivated home sellers.DO scroll below the ads and look at the natural search results.
