A very good strategy would be to find out what your assignee want FIRST and then look for a property to fit those needs as opposed to finding getting a property under contract and then scrambling to find an assignee.

If you're using cap-rate you could turn those 12 caps into 8 caps and come up with a "false" value that will leave you scrambling when the appraisal comes back.  

But,  it beats scrambling for financing at the point where something comes up and you're trying to make other decisions. 

If I have 5 deals going on at one point, I'm probably not looking for a 6th and I'd be scrambling to find capital to actually do the deal. 

Check the numbers on any deal but this should not be hard.Servicing will already be in place, yes it should be a passive investment, if not the seller will be scrambling to make sure you get paid in full.
