At a minimum your replacement cost would be around $3600 per unit.Obviously, this would be cost prohibitive for most investments and so generally you see budgets that show capital accounts with large infusions staged over extended times.

The top unit was already rented, the bottom unit was vacant and is in the last stages of the renovation.

Make sure you stage it, get the right lighting, use HDR photography and brand your rentals as well  with a watermark to help avoid someone using your photographs and to start creating a brand that people can trust.Repair items to be proactive to avoid having to be so reactive.  

The home owner, and agent representing the seller in many cases may have done some things well in regards to their pricing, marketing, staging, etc.
