comp across the street from mine with lower renovation quality I believe rented for 1150.Marketing was agent photographed and lightly staged not full furniture staged.

Here we go:I am analyzing a Duplex in Orono, MN. 55331.It is a side by side 3 bed 2 bath (2732 total sq ft) with a 2 door garage, on a street with a neighborhood "private" beach at the end.

It no longer matters if you are across the street or across the world.  

Our office is located across the street from the Post Office and Byrons (between those two buildings).

Prices can vary street by street. 

I haven't had good luck with Rentometer or other automated comps.So, two additional considerations:It's counter intuitive, but I believe that if you have a good understanding of rental rates for the city, and the street/immediate neighborhood of your rental, you can get pretty dang close... even if the street doesn't have any comps year by.  

Does anyone know of an app or something that you can cross off street you have drove.

BTW, I used a tip I learned here: when I called him I said I wanted to speak to him about his rental property on "x" street.

Looks like the area is away from the state streets, so thats good.

Between the 2 or 3 months since the seller initially contacted us and us actually closing, there had been some good activity in the neighborhood and we deiced to finish our rehab near the level of a bigger model that had sold down the street for 930K.
