Is it worth creating a separate branch of your team to specialize in Investors vs.

I also want to separate the water heater for the units to increase cash flow by not paying for utilities.

I did my analysis without including the utilities because i was under the impression the property was separately metered.Would you advise me to get individual meters installed?

So you would not have to write it into the purchase and sales contract, you could create a separate agreement that descibes the two week provision for 5 years for the seller and include it when you present the purchase offer.    

Commercial lending comes from each lender separately.

The partnership agreement with OPM (Other People's Money) should outline detailed explanations of your separate roles.

Hi Mark,  I'm mid way through a Finance Of America 30yr commercial loans on 3 rentals.  3 separate loans, one on each rental.   3.85%, with $4.8k buy down. 

We've seen scenarios where 1 Solo 401k plan does the job of 4 separate IRA LLCs.
