Now, I'm not to sure if I want to replace the roof or repair the damage area.  

Received a letter from them stating they will have it replaced if I don't fix by a specific date (yesterday).I sent my plumber there, he ran it and his official opinion is that the dishwasher is working fine, and the tenant should try a different soap.The tenant called again, is still not happy with the dishwasher.Ugh.My thought is to send an official letter stating that the unit was professionally inspected and the recommendation is to change soap, and also further visits will be billed to tenant at $XX.How do you handle these matters?

Should I get "full replacement coverage" or "actual cash value"?

In the industry we refer practices used to gather information in these ways as "Social Engineering".You can use a little social engineering to find out who owns a property.  

Ended up being bad underground wiring, which is now replaced.

We needed to replace a bathroom window and wanted frosted glass on half the window.

So I have no desire to sell my $120,000 rental house for $150,000 and then have to start all over again at finding a replacement. 

Of course, I need wholesale costs.Work needed:  Ceilings scraped and retextured, canned lighting, Flooring throughout, kitchen and bath remodel, front door replaced/reframed, back door replace with slider.  

I would probably lean towards an engineering or business degree.
