I think it's important to know the value of a property and what margin of profit you need to make and then to make offers on the properties that make the best sense for you within the established parameters.The number of offers you make isn't nearly as important as the quality of them and whether you get responses or not.

So it may rent out for $450 per month, but you will have 20-30% vacancy and you will have to remodel the entire house every time a tenant moves out (probably every 6 months or less).The beauty of lower end (not war zones) is that it balances ROI on rent numbers and tenant quality.

I can only speak to a specific location but here in the San Francisco area, the standard commission of 6% can often be negotiated down to between 4% to 5% for $1mil properties.

A standard width for a well laid out floor plan of a typical town home is 24' to 30' which means you should be able to get 3 units on the site, you have to allow for an access drive to the rear parking/garage area.

I use www.ntnonline.com for screening they will not give you a pass-fail as those standards are up to you. they also include an eviction report.
