In addition, I was sent invoices via PayPal to pay for the course I never purchased anything from their website, not to mention, if you read through the terms and conditions there are many unlawful items.

If it was an investment property then some would consider it but it would still require 15-25% down payment - as some lenders will do 85% of purchase + 100% renovation but no more than 70-75% ARV.

I also had both units in the duplex occupied by tenants when I purchased it, but I was able to let their leases expire, complete the renovations, and move into one of the units after renovations were completed within the 6 month timeframe.
