Alternatively, you could sign the tenant on a short term lease, say 3 months, to vet them out but charge a premium since they don't have much of a reliable back round.

As others have said, this is an expensive way to get cash in your pocket now.regarding worker's comp, in TX if I cannot show that a subcontractor has W/C, my insurance company still charges me a premium on the sub's labor.
