What are the best tools or Apps to leverage my marketing for wholesaling? 

Thought I'd share since I felt pretty good after installing my $5 part, which required 0 tools, and I had 0 knowledge of fixing a toilet about 10min prior.

I have access to a tool that analyzes the MLS and FSBOs for great deals against comparable properties and wondered if this would be useful in this market.

I use all of the free tools I can find to see what makes sense and right now, rents aren’t going to cover an FHA mortgage.

What tools helped you succeed?

@Lisa Sluss, @Joseph Dunphy is spot on.Yes I'm biased towards hard money, but it's a tool for your toolbox.

With that in mind, just be polite, respectful, and keep tenants informed but do whatever repairs you need to.

Are folks using a good ol' spreadsheet to track the numbers associated with the rentals? Or are you guys using specific software?
