I have it in my lease specifically that even though utilities are "included" there are caps on the monthly amount I will pay and the tenant will be billed for anything above that amount.

Now yields are high enough in the US for us so after our last loans payoff there we are planning to dissolve.

I do use their tenant screening.Bottom line, you get what you pay for.
