Many of the units are 50's and 60's models, and anything that old is going to put up a pretty heavy fight before those wheels will roll - and then you have to hope the axles don't start on fire after 2 miles.

so predicting a crash on the peninsula has been great sport now for the last 4 decades.. the biggest crash happened in SF in 89 to 92 prices did crash some then.. but then made new highs by mid to late 90s.. and now with TEch fully entrenched you have a world class city with no peer.. prices are taking a breather ..

An engineer's mind may need higher control over investment :))) let's check on the scenario of independent investing: with 40K down and conventional mortgage you could get a decent quality old duplex in the good location of Midwest. 

I replace old smoke detectors with the 10 year lithium battery ones that are built in. 

I am still working on building my contacts daily to exterior work (stucco), stone work and more but construction in the bay area is a small world and can find anyone needed.I am looking to build local connections and get to know more from other local investors, as I would also like to add value to whoever is interested in building a mutual friendship.
