My ultimate goal is to develop a passive income and become financially independent so I have more time doing important things like...saving the world and searching for long lost treasures and civilizations.  

That sort of practice can be justified in real estate development, but I highly doubt you'll find someone willing to do that sort of thing while lending you money to flip a house.

Good investors/developers should be (or know) good appraisers too!

The ones that's have sold, are right what I predicted mine to be, and some aren't even updated as nice as mine would be.

They wanted to spray.... nice!

I don't think you necessarily need to be near a Disneyland (though it certainly is nice and get a premium!) 

So, I'm afraid my nice-guy tendencies may soon conflict with running a proper business again.

I gave myself $150K because I wanted nice appliances etc. so I tacted-on $20K as it would be a live-in flip for us in the smaller house while we rented out the bigger house during our stay.
