Plumbing/electrical etc are just repairs< same as if you were living there.

I have been successfully renting out 3 rooms in my single family home while living in the unfinished basement for a little over two years now.

The government (so far) will not force you to live with people you don't get along with.Likewise, you don't have to subject yourself to the health risks.

I don't live in the US and I don't have another income in the US (such as employment or earned income), but I have a property that was rented starting in September 2023.

I personally know this landlord and have had sit-down conversations with him periodically over the last few years.

During the conversation he mentioned that a lady who is the administrator for the estate that owns a mobile home  located about 1,000 feet from my driveway was getting ready to sell the property. 

At some point, you may decide to pay off properties so you are 100% cash flow and living off the income.

I understand that I should have a separate bank account from my personal checking/savings, but based on my research, this first deal won't necessarily provide cashflow with me living in one of the units (it will when I move out).
