Would it be a good or bad idea to hand over the responsibility and tenant interaction to a property management company if all i have is a 4 unit multifamily, one apt of which I'm currently living in?

@Dave Foster, you know we both like pushing the line, and I like your creative thinking. :) This setup will lack economic substance, because his son does NOT have the money.

The value compared to a traditional set of apartments or condos is the experience and potential for genuine interaction.

The brokers I've interacted with in the past seem to just want to sell and move on, rather than actually help me find the right deal. 

@Dave Foster So, I could say I had to invest more money into the property than anticipated(which I did), therefore it would not produce sufficient cash flow, so I need to sell it and move on?? 

To interact with each of you, share my experience and vice versa.

Thanks @Dave Foster,I have closed with this wholesaler and escrow company previously (not an 1031 exchange) and I think they did just place the wholesalers fee on the closing docs.
