I had envisioned having several qualified applicants and choosing the best fit from among them. 

If you are looking to buy a turn-key MHP, I would recommend researching and determining the area of the country you would like to invest in and then locating a MHP Broker in that area that can assist you in locating a park that will fit your criteria. 

Let me know if anyone else has recommendations as well, this is a building that needs a rehab so ideally an inspector who has dealt with investors before is ideal.

@Scott Stahr 1) In an ideal world you would have a renter in place first so that all payments of the new mortage are made by renters and not you.

If they've fought this hard, they fit into the category of "wanting to stay as long as possible while paying as little as possible."

Ideally, we're pretty close to the top so the upside I'd be giving up is minimal. 

Ideally a regular loan refi rate will be much lower and amortized over perhaps 15 or 30 years to ease cash flow.I advocate a different approach since I have seen investors be successful with it.

I found all the properties I thought would fit my criteria in that area and then used property radar to get names and addresses of owners.  

Ideally, if you are a have and hold investor you want to purchase late in Phase 1 or early in Phase 2.
